Local knowledge

Working in Croydon

Croydon has the widest housing spread of any south London borough. Thornton Heath and South Croydon are wall-to-wall Victorian and Edwardian terraces and villas, most long since split into flats with shared drainage and ageing soil stacks. Shirley, Addiscombe and Waddon are largely 1930s semis with bay fronts and garages. The town centre is the odd one out: a ring of 1960s office towers, many converted to residential flats under permitted development, sitting alongside genuine new towers and postwar council blocks. A single day's work here can run from a 1900 conversion with no lift to a thirtieth-floor studio with a service-lift booking system.

Parking is its own study. The borough runs five inner permit zones (East Inner, East Outer, North, South and West) plus separate outer zones at Norbury, Thornton Heath, South Norwood, Purley, Coulsdon, Sanderstead, Bynes Road, Napier Road and Old Lodge Lane, and the annual visitor permit in the central zone is only valid evenings and Sundays. Estate roads and car parks need a housing estate permit rather than a standard visitor one, which catches out anyone booking a job on a Croydon estate for the first time.

Tower blocks with one small lift

The town-centre office-to-residential conversions typically have one passenger lift for hundreds of flats and no goods lift, so machines come in pieces and the job takes longer than the floor area suggests. We plan for that instead of discovering it.

Fixed prices, not teaser rates

A one-bedroom end of tenancy is £207, the standard price, agreed before we start. Every rate is published below, down to the penny.

Questions

Common questions in Croydon

Is the end of tenancy price really fixed?

Yes: fixed by property size and agreed before we start. A studio is £156, a one-bed £207, up to £425 for four bedrooms. Carpets and ovens are priced separately because not everyone needs them.

Do you work in the town-centre tower flats?

Constantly. The office-to-residential conversions usually have one small passenger lift for hundreds of flats and no goods lift, so machines have to be carried in pieces and the job takes longer than the floor area suggests. Tell us the building and floor when you book and we'll allow for the lift.

Which parking permit does my street need?

Croydon runs five inner zones (East Inner, East Outer, North, South, West) plus outer zones at Norbury, Thornton Heath, South Norwood, Purley, Coulsdon, Sanderstead, Bynes Road, Napier Road and Old Lodge Lane, and the central-zone annual visitor permit is only valid evenings and Sundays. Estate roads and car parks need a housing estate permit instead. We check yours before the day.

Why is limescale such a battle here?

The water here is hard, so scale on taps, shower screens and kettles takes longer to shift than people expect. We budget proper descaler dwell time on every deep clean rather than a quick wipe.

Do you charge extra for evenings or weekends?

No. We work seven days, 8am to 8pm, at the same rates. We bring our own machines and materials, so there's nothing for you to supply either.

Priced before we start. Every time.
